1. General Home Inspection

General Home Inspection chart

A general home inspection is a visual, non-invasive examination of the accessible areas of a residential property. It is designed to identify observed defects and conditions in specific systems and components that may be considered material by the inspector.

A general home inspection typically takes about 2 hours, followed by approximately 2 additional hours in our office preparing a detailed report with photos and comments documenting defects and damages that may be present in your future home.

We will send the inspection report to you by email in PDF format on the same day as the inspection.

The fee for a general home inspection depends on the square footage of the home.

The Scope of a General Home Inspection:

1. Roof. 8. Interior areas.
2. Exterior areas. 9. Garage.
3. Foundation. 10. Laundry.
4. Air conditioning system. 11. Appliances.
5. Plumbing. 12. Swimming pool.

2. Wind Mitigation Inspection

A wind mitigation inspection is a type of home inspection commonly performed in Florida. The purpose of this inspection is to determine whether a structure has specific construction features designed to reduce the risk of damage from strong winds, such as those experienced during a hurricane.

Homeowners with windstorm insurance may be able to submit the results of a wind mitigation inspection to their insurance company to qualify for discounts on their windstorm insurance premiums. In Florida, premium discounts for certain qualifying wind mitigation features are mandated by state law and can significantly reduce the cost of insurance.

Call now to schedule a Wind Mitigation Inspection.

3. Four-Point Inspection

Some insurance companies require an inspection of a home that focuses on four major systems. The term "Four-Point Inspection" comes from these four areas of interest:

1. Air Conditioning System.
2. Roof Structure.
3. Electrical System.
4. Plumbing System.

4. Mobile Home Foundation Certification

HUD/FHA Mobile Home Foundation Certification
HUD/FHA Manufactured Home Foundation Certification

The scope of a HUD/FHA Mobile Home Foundation Certification includes verifying that the foundation of a manufactured home is present, permanent, and structurally adequate.

In many cases, a foundation certification is required for a manufactured home to verify that the foundation is permanent and properly supports the structure.

A permanent foundation is constructed of durable materials, such as concrete, mortared masonry, or treated wood, and is built on site. Because a manufactured home is not site-built, it is important to verify that its foundation meets the applicable HUD/FHA requirements.

HUD requires the foundation of a manufactured home to have attachment points that anchor and stabilize the home and transfer all applicable loads to the underlying soil or rock. The foundation design must comply with applicable FHA guidelines.

For existing manufactured homes, a licensed professional engineer may be required to certify that the foundation meets FHA requirements. The HUD Permanent Foundations Guide for Manufactured Housing, Publication Number HUD-007487, provides the basis for the FHA permanent foundation requirements.

Permanent foundations must be structurally developed in accordance with the applicable HUD requirements or structurally designed by a licensed professional engineer.

Call now to schedule a HUD/FHA Mobile Home Foundation Certification.

5. Swimming Pool Inspection

The scope of a swimming pool inspection includes:

Pool type and condition, liner, deck, coping, drainage, skimmer, pump motor, filter, shut-off valve, backwash valve, heater, gauges, controls, ladder and steps, and pool enclosure.

Call now to schedule a Swimming Pool Inspection.

6. Inspection with Infrared Camera

Infrared camera inspection for detecting moisture and heat loss

An infrared camera can be used to detect heat loss in insulated systems and moisture that may be associated with leaks or water intrusion, which may not be visible to the naked eye. It can also help identify areas of excessive heat in electrical components.

An infrared camera is an advanced technology tool that can provide additional information during a home inspection.

Call now to schedule a Home Inspection with an Infrared Camera.

7. Commercial Inspection
